Residential Home Inspections

Mountain River Home Inspections bases its prices on the listing price of the house.  Here is the listing of how the pricing works.  Please also keep in mind that all current or retired military personnel receive a $50.00 discount for these services.

 

  • Up to $149,999 listing price  -  $325.00
  • $150,000 to $299,999 listing price  -  $375.00
  • $300,000 and above  -  $375.00 plus $1 per thousand above $300,000

 

  • Please note that all inspection reports will contain several pictures of the home inspected.  However, all pictures taken will not be in the report.  If you would like a CD containing all of the pictures from the home (typically 60+,) the CD is available for an additional $20.00

 

Investment and Rental Properties

Mountain River Home Inspections performs investment and rental property inspections at a reasonable rate.  A small initial investment for the home inspection could save you thousands and thousands of dollars in repair costs.  Please note that each property warrants its own inspection report.  Multi-unit properties can be individual or consolidated reports based on the clients' needs.  Investment or rental property reports are emailed to the client within 48 hours.  Please note that no hard copy will be provided.

 

  • Investment property home inspections typically cost $275.00 per property
  • Multi-unit properties typically cost $150.00 per unit
  • Discounted rates are available for repeat clients

Mold Inspections

Mold Inspections include an overall inspection of the property.  This overall inspection is used to determine possible methods of water penetration into the home as well as to search for visible signs of mold.  After the initial inspection, the inspector and client will discuss the amount and type of mold samples to be collected for laboratory analysis.

 

  • Initial Mold Inspection  -  $175.00
  • Sample collection and laboratory testing $75.00 per sample (2 sample minimum)
  • Mold Inspections can be conducted during the standard Home Inspection for no additional fee other than the collection and laboratory testing fees (2 sample minimum)

Environmental Sampling

Environmental sampling can be conducted for a variety of reasons.  Prices will be determined based upon the situation, type of sample and number of samples needed.  Please call to discuss pricing.
