Step-by-Step Guide to Your Home Inspection

  1. After you have found your new home, your next step will be to find a home inspector and schedule an inspection.  I highly encourage you to look at a variety of inspectors.  There are many out there that do a fantastic job.  Review their websites, look at prices and listen for a professional attitute.
  2. When you choose Mountain River Home Inspections, LLC, you should contact us either via email or by phone 304.541.2820.
  3. We will discuss when you would like to have an inspection, get an official price, and provide some basic information about the property.
  4. We will agree on a couple of possible times for your inspection.  At this point, you can, or I will contact your real estate agent to verify one of these times.  (Coordination will typically be made between the buyer's agent, the seller's  agent, and the owner of the property.)
  5. Prior to your inspection appointment, you will need to completely review our Pre-Inspection Agreement and the West Virginia Association of Home Inspectors' Standards of Practice.  We prefer to have a signed copy of the agreement.  However, we can discuss email options, etc.
  6. WE HIGHLY RECOMMEND THAT YOU ATTEND THE INSPECTION.  This gives you a first hand look at the home and all of its systems.  This also allows you to ask questions about your new home while we are on site.
  7. At the end of the inspection, we will explain our findings (both good and bad) prior to leaving.
  8. We will provide you with either a hard-copy or e-mailed report (your preference) within 48 hours after the on-site inspection is completed.
  9. If you then have any questions or comments, we would be glad to answer them as quickly as possible.
